House Sold - YARRALUMLA ACT

This original cottage has been stripped back to bare frames and the floorplan has been extended to create a wonderful, high quality, light and airy, 2 storey family home, that enjoys a wonderful relationship with the richly planted garden from downstairs and the leafy treetop outlook from the upper level. The stunning kitchen features state of the art integrated European appliances, excellent storage, a split mirrored window splashback and masses of Super White Granite work surfaces. The kitchen is the centerpiece of the home and separates the formal sitting room at the front of the property and the adjoining expansive informal living area at the rear of the home, which features slab construction and amazing picture windows. The formal sitting room opens via concertina doors to a pleasant entertaining terrace, whilst the informal living area at the rear, opens to a large paved outdoor entertaining area with a commercial quality electric awning and the child and pet friendly rear garden.

The accommodation consists of four bedrooms, the master suite is on the ground floor and features a delightful bay window and an elegant ensuite bathroom with a frameless glass shower screen, super white granite accents, LED strip lighting, skylight above the shower area and an oversized wash basin. Beside the main bedroom is a commodious office space that enjoys a transfer of natural light via an architectural cutout and features a huge solid Wormy Chestnut countertop. Upstairs are three additional bedrooms all with built in robes and a cozy breakout room, that is serviced by a bathroom. At the foot of the stairs is a functional space that has been designed as an open mudroom. It is conveniently located to the entrance to the car accommodation and both the main bathroom, and the large laundry.

Other features include craftsman built cabinetry throughout the home, that gives an amazing amount of additional storage, functionality and a touch of character by the use of timber highlights. Downstairs has double glazing, whilst the upper level features triple glazing. Located a short stroll to parklands and the leafy banks of Lake Burley Griffin, excellent schools and the parliamentary triangle, it is a gorgeous family home and an inspection of this property is highly recommended.

Owners’ comment:
We were attracted to the location primarily – we can walk our dogs and get to the lake edge within a few minutes, as well as the reserve and bike paths very close. In summer, we take our SUPs to the lake, and also swim at Yarralumla Bay. Autumn is spectacular with the balloons from the Canberra Balloon Festival flying over the house and often landing on the open spaces nearby. It is a very quiet and family friendly neighbourhood. There is close proximity to good schools and also it’s fast to get to the city/surrounding restaurants etc.
